The Challenge
The project at CBXII West Wing, located on Midsummer Boulevard in Milton Keynes, required a full refurbishment of mechanical systems across all floors — from the ground floor reception to the fourth-floor offices. The client needed:
- A flexible HVAC system suitable for multi-tenant occupancy
- Replacement of outdated R22 air conditioning systems
- Modernisation of the ground floor reception, including both finishes and services
- Disruption-free installation across multiple floors
- Upgraded public health services in all core areas
The Solution
BMS Ltd carried out a complete CAT A mechanical fit-out across all levels of the building, delivering:
- Installation of Mitsubishi heat recovery VRF systems, allowing simultaneous heating and cooling with individual zone control
- Each floor was designed to accommodate two tenants, giving each independent control of their climate via centralised controllers and void-mounted chassis units
- Replacement of outdated R22 systems with new roof-level condensers
- Full secondary ductwork installation and integration of tile replacement diffusers
- Modernised reception area with a complete upgrade of services and finishes
- New public health services in core areas, including hot, cold, and waste water systems, and full sanitary appliance replacement
The Results
The project delivered a modern, energy-efficient and flexible working environment, with:
- Improved tenant comfort through individual HVAC control per zone
- Modern air conditioning systems that meet current efficiency and environmental standards
