The Challenge
35 Alfred Place required a full mechanical CAT A fit-out to transform the building into modern, lettable office space across six floors. The brief involved:
- Installing a brand-new HVAC system that complements the building’s open, industrial aesthetic
- Providing independent heating and cooling control per floor
- Ensuring efficient ventilation and extraction for office and toilet areas
- Delivering modernised public health systems throughout
- Meeting BREEAM Very Good sustainability standards
The Solution
BMS Ltd carried out a full building upgrade that included:
- Installation of a Daikin VRV III system with individual systems per floor, using exposed internal cassette units for an industrial finish
- Construction of external gantries to support condensers from floors 1 to 4
- Centralised controls per floor, allowing time schedule and setpoint management
- A standalone ducted HVAC system for front-of-house
- New centralised ventilation with a dedicated air handling unit on a purpose-built platform
- Installation of toilet extract systems via a central twin fan unit
- Full public health system upgrades including mains-fed booster sets, water heaters, and drainage realignment
- All works completed to BREEAM Very Good standard for sustainability and efficiency

The project resulted in a modern, tenant-ready office space with:
